Buying student rental property in Waterloo

I was thinking to buy a student rental property in Waterloo. I've looked at several houses for sale there and some houses can bring around 10% ROI, which is pretty good considering that somebody else is paying for your property, while you actually have positive cashflow.

Has anybody done that before, I mean buying rental property? What do you think about the Waterloo student rental market? Would you advise buying in current market?

I think this is a really good idea. I don't know much about rental properties but it may be a good investment.
Are you going to do the maintenance and repairs? can you hire somebody to do that for you?
